The Blacksburg City Council voted unanimously on October 2, 2026, to approve a transformative mixed-use development project that will reshape a 12-acre parcel near downtown Blacksburg. The development will include 250 residential units, approximately 35,000 square feet of retail space, and 50,000 square feet of office space. According to Blacksburg City Council records, the project is designed to be walkable and pedestrian-friendly, with ground-floor retail and restaurants that will activate the streetscape.

The residential component will feature a mix of apartment units and townhomes, with approximately 30 percent designated as workforce housing to address Blacksburg's ongoing housing affordability challenges. The project is expected to break ground in spring 2027, with phased completion through 2029.
